If you can only afford one book about Meher Baba this is the one to get. It is incredibly comprehensive: the index alone covers eight pages. Part one contains a chronological listing of the events in the life of the Avatar from birth to death; Parts 2-7 cover all His important messages and declarations, prayers, songs and on and on. Apart from making good reading, having it all under one cover makes it an excellent reference book.
